Have you ever wondered what your own holiday home or small hospitality business could look like? The example of Sumu Resort is a perfect proof that a well-thought-out idea, quality construction, and the right marketing can come together to create something that gains momentum both among visitors and potential investors.
Revonia’s custom solution – a step beyond the standard
Although the project is based on the Modular 40 module house, Revonia created a custom solution tailored to the client’s wishes. Additionally, it is a premium-level house, which is quite rare, as only a few houses are partially built underground. This gives the house a unique character and ensures a comfortable indoor climate year-round while keeping heating costs low.

Vacation and business in one
The owner also uses it with their family to escape the city and relax in nature. This combination is what makes the project special: on the one hand, it’s a place to create memories with loved ones, and on the other hand, a working business that generates stable income.
Pricing and Visitors
The owner has generously shared their experiences, which provide insight into how a holiday home can pay for itself:
Pricing
The most important question at the beginning, of course, was how much one night should cost. After some experimentation, the logic was established: May–September is the high season, with a weekday night priced at 220€ and weekends at 240€ + Airbnb fees. Guests also have the option to rent a hot tub separately for an additional 50€ per visit. This small but clever extra has proven to be a surprisingly significant source of income, as many guests want to enhance their stay in this way.

Seasonality
When summer arrives, Sumu Resort becomes a true magnet. According to the owner, occupancy from June to August reaches up to 75%, meaning that most days are booked. Outside the summer, the pace is slower, but that doesn’t mean the house sits empty. Bookings are primarily concentrated on weekends, when people want to escape the city for a short getaway.
Guests
Although Sumu Resort is still relatively new, it’s surprising how visitors from all over the world have found their way there. Three-quarters of the guests are international, while Estonians make up about a quarter. This shows that the right concept and attractive visuals can appeal to a wider audience.
One of the smartest decisions from the start was allowing guests to bring pets. The owner also has a dog, so this idea came naturally, and it has likely helped many guests decide to book. Nearly a third of visitors arrive with a dog, and the ability to share this peaceful natural retreat with a four-legged friend has become one of Sumu Resort’s biggest advantages.
When asked why they come, guests often give the same answer: “We want to get away from the city noise, recharge, and spend time with our family.” This simple reason is what makes Sumu Resort more than just a place to stay. It’s a chance to slow down, put your phone aside, and experience what everyday life often pushes to the background – peace and togetherness.
For example, one guest summed up their experience as follows:
“A very pleasant accommodation if you value rest and quiet. Wonderful pine forest & a beach within walking distance, surf bar, and leisure activities. Great that dogs are allowed too. The hot tub and sauna were perfect for relaxation! We will definitely come back :)”
Marketing without a website
The marketing side is also interesting. Sumu Resort doesn’t have a separate website, and bookings are handled through social media and Airbnb. This shows that with the right concept, quality visuals, and thoughtful pricing, you can reach your target audience without a large investment.
Popularity growing every year
Although the project is still relatively new, interest is growing rapidly. International guests, high summer occupancy, and frequent positive feedback show that the custom solution we created has become a serious business model for the client, paying off more and more each year.
While the accommodation operates as a successful business, Sumu Resort isn’t just about bookings. The owner often visits with their family – to escape the city, enjoy peace, and be in the nature. It’s a great example that such a solution doesn’t have to be solely a guest-focused business; it can also be a personal relaxation haven.
